Titles.scot - Resolving Scottish Title and Registration Issues
Allan Radlow form Titles.scot

Allan Radlow

Senior Partner

Allan's extensive experience in registration of title and working under three Land Register systems provides an overview which is unavailable to many to practitioners in this specialist area.

With over 45 years of relevant experience, mainly as senior principal in our high-volume conveyancing practice he has gained comprehensive knowledge and insights into conveyancing and title registration issues. Allan had previously served for several years as a member of the Law Society of Scotland Property Law Committee and (on occasion) has been asked to provide opinions for court cases on best conveyancing practice.

Due to his extensive experience, Allan has encountered a wide range of scenarios and challenges related to title registration. This exposure to various situations has enabled him to acquire a deep understanding of title issues and to develop effective strategies for resolving them in a pragmatic manner.

Jonathan Edwards Titles.scot

Jonathan Edwards

Senior Principal

Jonathan's 45 years of legal experience have primarily been in Property Law, with a specialisation in Commercial Property and services provided to major Lending Institutions. In addition to Property Law, Jonathan also holds the role of Managing Principal of the firm and focuses on developing Advanced Digital Solutions that support all departments.

Jonathan has a particular interest in finding innovative and lateral solutions to legal problems within Property Law matters. He believes in designing documents with an emphasis on clarity rather than sticking to traditional formatting and opaque language. In the field of Land Registration, Jonathan has successfully applied this lateral approach by incorporating the legal principles reintroduced by the Land Registration (etc.) Scotland Act 2012. One example of this approach is the recognition, under Property Law, that there may be "off title" rights such as servitudes (rights of way).

Jonathan believes that expert handling of such rights can lead to their registration, which can in turn rectify deficiencies in the extent of ownership, or location of boundaries. Overall, Jonathan aims to provide innovative solutions within Property Law, utilising his extensive experience and his commitment to developing advanced digital solutions.

John Clyde

Principal and Head of Property Law

John has been a key member of our firm since 2012, holding a senior role and bringing with him 45 years of experience in Conveyancing and Property Law.

Over the years, he has developed a strong focus on finding solutions to complex registration problems, especially since the implementation of the Land Registration (etc.) Scotland Act in December 2014. With the restoration of the primacy of Property Law in registration matters through the 2012 Act, John's expertise in this field has become invaluable. He works closely with our Conveyancing Department as the Head of Property Law, providing his extensive experience to tackle Title issues.

His wide knowledge spans three different registration regimes, namely 1617-1979 (at least for the final two years!), 1979-2014, and 2014 onwards. John's services are diverse, ranging from direct client support, where he provides concise explanations and reassurance regarding any problem or its resolution, to assisting the firm’s conveyancers who can benefit from his experience and guidance.

Robin Craig Titles.scot

Robin Craig

Principal and Head of Commercial Property

Although in terms of length of service Robin is the "youngest" of our Registration of Title team, in many firms his over 35 years of practice would make him the most experienced.

His expertise lies in Commercial Conveyancing, where he plays a vital role in ensuring that the firm maintains its ethos of comprehensive issue analysis and the implementation of pragmatic solutions. Registration of Commercial Leases and Automatic Plot Registration can raise their own Title Registration issues.

As with Land Registration in general the Land Registration (etc.) Scotland Act 2012 made significant changes to old legislation, in this case to the Registration of Leases (Scotland) Act 1857.

Robin's experience in the commercial field enables him to apply the firm's analytical approach to problem-solving and allows him to effectively tackle the challenges presented by Leasehold issues, as well as those arising out of "Ownership" in Commercial cases
